The social and economic crisis related to the Covid-19 pandemic has emphasized the need to rethink aspects of metropolitan areas related to consumption, production, and collective life. Therefore, the study of urban spaces must also interpret the different needs and sensitivities of local communities. New patterns of behavior, individual and collective, in line with the principles of environmental and social responsibility are the basis for the development of new design approaches. Following these ambitions, the Metropolitan City of Florence (CMF) – taking advantage of the opportunities offered by Integrated Urban Plans as a tool for sustainable urban regeneration and supported by funds from the National Recovery and Resilience Plan – decided to develop a project for the Villa di Mondeggi Estate, a vast territorial heritage in a state of semi-neglect, located on the southeastern edge of Florence and owned by CMF. The article describes the Estate regeneration project developed by CMF and supported by the Department of Architecture of the University of Florence, highlights its ethical and cultural assumptions, and recounts the path taken toward approval of the Technical-Economic Feasibility Project.
