The lack in the direct participation of the public sector (including Local Authorities) in the implementation of new initiatives of Social Housing that has been recorded since the 1990s has been countered by an increasing involvement of the private sector also by virtue of density bonus, fiscal, economic and financial nature leverage in order to make Social Housing initiatives operationally and financially feasible. This contribution reports the results of a Reresearch financed by the National Association of Builders, Lazio section and by the Department of Architecture of the University of Florence, which is aimed at defining a procedure for the identification of capped rents and sales prices and lower than the free market, but contextually able to guarantee the break-even point for the promoters of Social Housing initiatives of a private nature. In order to meet the aims of the Research, to determinate rents, it has been decided to deepen the use, in this case, of the Break-Even Analysis (BEA) proposing an operational declination specifically calibrated on the case study; for the sales price, an experimental and specially procedure to verify of their suitability is proposed, based on specif case study of Lazio Region.
